Starting to get really pissed off with house hunting. Whoever thinks this is still a buyers market has their head up their ass. Put an offer in to a house and not gonna get it because investors decided to put in an offer above asking price. This place is already set on the market $50k above a similar comp in the neighborhood. The differences is the one that sold for less had everything updated with really nice wooden floors. The one I bid on had a pool (which needed to be re-coated and the patio was falling apart really bad and needed to be replaced), and the house has not been updated since sold in 1978, literally.
And it's just not with this house. Everyone I have looked for has gone for more than asking price (how is this crap happening in a declining market???) and is often because of investors trying to buy up properties. If this continues we are going to have another collapse in housing in a few years as investors falsely inflate prices as over again. There has to be a balance between investors and true homeowners. Another reason why Florida was harder hit by the housing market crash.
Shit I don't believe housing should be abused by investors and create issues for the rest of us. If you want to invest in housing choose stocks that track the housing market...at least it's more liquid!!!!

The out of state investors buying up everything is a problem. It basically means that you and I are going to once again pay more then the homes are worth and be in a shitty situation in years to come. There should be laws controlling this kind of thing.

Yh we are basically guaranteeing that we will have another crash in the future as prices are forced upwards by outside investors. Then when prices fall they stop paying and run cus they could care less as it isn't their primary residence and we are left with the mess...but of course they don't care...greedy bastards
Even with the declining market the piece of shit houses are over priced.

i have been shopping for 5 months now , mostly on foreclosures and shortsales, I am convinced that alot of the listing brokers are in with the investors, on the most recent occasion of something like this, i was the first and only person to see a house that hit the forclosure market , i know this because i watched it move in the courts and my uncle is my real estate agent and we set up and alert with his MLS. well by the time we checked it out and called with our offer , all of an hour after it posted it was already under contract.. so it really is luck of the draw, right place right time thing.. I am waiting to hear from a bank about a NIce townhome in the waterways here in Deerfield , been almost 8 weeks now and they are about to reasses the house to see if they accept my offer. fingers are crossed but not holding my breath..
oh and to boot all my offers are with CASH.. and i have still been rejected by listing brokers.. lol

The only people saying its a "Buyers Market" are the folks making money on the back end, the REALTORS. You hear the ads on the radio all the time. I guess the market sucks so bad they Assn. of realtors PAID for an ad that LIES about the market to influence a buying surge. Based on all the homes for sale here, and NOT selling, the ploy seems to have failed.

well was getting a run around from the selling agent and so we went to put in a 24 hr limit on the offer but we've extended the deadline to Friday 5pm...so guess we are still in the running for one home...we'll see what happens...surprised it is taking this long...probably just getting dragged along as the listing agents explores some other options or maybe they are confirming that a higher offer will get financing

Florida is still the hot place for people to move to. Home prices are down, but still well above what they were 15 yrs ago.
Girlfriend and I were talking this evening. She is also tired of South Florida, but doesn't want to be too far from her parents having their grand-daughter and all. Can't take the grandbaby away from grandma and grandpa!!!
Me....I could be packed and headed to AZ,CO, or the Pacific NorthWest in under four hours.
The people that got forclosed on are the goobers making 40 grand signing for a 500,000 dollar house! That same house that was 175K ten years ago! There is still a shitload of money here in South Florida!

Well just a little update. So the wife and I found a house in a great neighborhood and made an offer. This house is selling less than others because it needs some major updating etc. Well we have the best offer on the table but we have been forced to keep pushing our offer deadline and we just found out why. Apparently the couple are going through a divorce and the husband has already signed but the wife has been refusing to sign. Apparently now they are going to force her back into court to get her to sign. I've been told she is trying to screw around and piss off the ex husband, but now she is really starting to piss me off!!
Just shoot the wife. This is why you don't get married.

Well just figured that I would give a nice little update and vent some more. The wife and I found a home and the offer was accepted. So we got all excited and got the inspection done as it had to be done within 5 business days. Paid nearly $400 for the inspection and it came back pretty well...nothing major. Then paid another $400 for the appraisal. Well the appraisal came back $15k less than the contract, but they used some very old comps etc and the area where this house is is actually very active and houses are going very fast and suprisingly prices are going up. So we ask them to use the new updated comps that are going for the higher prices. Well they only accept 1 of the 3 comps the were submitted and refused to raise the appraisal value. Of course now the homeowner is refusing to sell at that price and is willing to hold out for a cash buyer who will pay that price (yh like that is gonna happen sometime soon lol) or someone who will put more cash down (probably won't happen either) but in either case I have now wasted a month trying to get this house to closing (at which time I have not been looking cus I was under contract and thought we would get this house), which further hurts because now I only have 3 months to close to get the $8k credit on my taxes, and I have wasted $800 which has pissed me off to no end and nothing to account for that money spent. That could have been a new pistol, rifle or a decent amount of rounds for my AR. :surrender: :suicide1: :suicide2:

From experience....buying a house is the most stressful purchase you will ever make. It is nothing but a pain in the ass from beginning to end and the people you pay to assist you through the whole process, like realtors and lawyers, are all lazy and useless. The only thing that is worse is trying to sell a house (again from experience).
Boy, $400 for an appraisal seems rather high. I remember when they were $250 back when I bought my home in '99 and I'd think they were rather hungry lately.

Also to note... the guidelines for comparable sales research on an FHA appraisal is much stricter. Even if it wasn't, you should be thanking the appraiser for doing an honest job and not just giving you whatever value you and the seller were willing to spend - they just SAVED you money.
Seriously call that appraiser and thank them. I can't stand fellow appraisers that just handed banks/sellers/investors whatever value they wanted or would accept offered comps. Technically the appraiser isn't supposed to accept comps from any party though.

In Plantation just west of the turnpike....whe you get over the turnpike on Davie Blvd on the left is a high school back take a right and i'm way back in there and little more west...very nice neighborhood....very quite and well taken care of....the houses have a little more space between them which I like, big on privacy, and there are very few foreclosed homes in the immediate area

I grew up in Plantation. That's South Plantation High School and the the park is Heritage Park. There's also a no name little park in that neighborhood. I hung out there one day cutting school in 8th grade.

Good neighborhood back in there right? lol It seemed like it and the schools are well rated. It just seems the worst part of Plantation is the part that is between 95 and the Turnpike....but west of Turnpike it is nicer...correct?
The area north and south of Broward on Fig Tree Ln is a very nice area. I grew up there in the late 70's thru the mid 80's so a lot has changed. I actually went to St. Thomas Aquinas hated it so I transferred to Plantation High School. I am told by a teacher/friend of mine that Plantation High School is now pretty BAD, but South Plantation was still very good. You are also close to Nova Elementary and Nova High School which is a magnate school and better than many private schools. It seems there is a direct inverse correlation between how well a school's football team is and how bad its academics are with the exception of St. Thomas. You are right, once you get east of the turnpike things get ugly quickly where in the 80's it used to be 441.

back in 86 i lived in the apts behind Plantation High, now there is another bldg blocking the veiw.. it was way quiet back then but recently i did an investigation abck there and it was not the way it was when i lived there..i will leave it at that..then again it isnt Lauderhill either..lol

LOL....The funny thing is that a lot that you listed is what we want to do lol. That is what is gonna happen to the garage and has lots of storage and room for my bike and to do work on it.
Already convinced the wife that we need to get a bar and a pool table for the porch. The hot tub is still being considering. Poker table would def. be a good addition!

Guys have any of you ever had issues with contractors? So ripped the carpet out and this terrazzo restorer guy came over. First he kept calling to cancel and finally showed up last Tuesday night and gave us a demo on 1 sq ft. He then gives us a quote for $3,095 to fo 1,187 sq ft. But that doesn't include patching holes etc. I got a little skeptical cus I don't know what holes he was gonna create ripping up the tack boards from the carpet. Os he runs around and starts ripping some up and said out these are fine. I can just rip out the tack boards and leave the nails. Then I'll just cut off the nails and there won't be many holes. Said he would be done by Friday. Then a few minutes later he notices there is a urythane (spelling I know) and says the floors need to be stripped and not positive he can get it done by Friday. So I said ok just have it done by Saturday cus I have to move in. Then he proceeds to tell me he should charge me another $1k to strip becuase of the urythane but agrees not to raise the price. Well Saturday comes around and they aren't done and I am not even told. Have to cancel the UHaul and change it to Sunday. Well Sunday they aren't done becuase they don't work on Sundays apparently and so I move everything except my bed into the garage of the new house and stay at our rental. At this point the wife and I are pretty pissed and only have seen progress one day. FYI at this point we have already paid $2k. Then I speak to the right hand man guy of the owner (who did the demo) and is the one leading the team at our house (owner never showed up after demo to my knowledge). He says there is, get this, 289 holes (which I ran over and counted) and he charges $2 per hole and will only charge me $500 for the holes on top of the estimate of $3,095. Pretty pissed at this point and tell him regardless of anything I need to move my bed into the house on Tuesday morning and they need to be done on Monday night, but can take Monday to clean etc. Well the assholes wait until Tuesday to seal etc and then call and say your keys are in the mailbox (well I requested that becuase I wanted the keys back and told him I would leave a check in the mailbox that he could pick up the next day, which is today). When my wife talks to him saying if it is safe to move into Tuesday night becuase just earlier they applied the sealer, his response, oh don't worry about it but you may need to mop 3-4 times and I don't know but your dogs should be fine. What the FUCK!!!! Why should I have to clean up after them and why the hell didn't they seal it the day before. Oh not one day did they arrive before 8:30/9am and they never stayed past 5pm to get the job down.
So anyway I get to the house last night after work happy that it's just done. Boy was I wrong. There were stains he could not remove which is fine becuase I was warned of that but what a mess (with this outcome I think the wife and I decided we need to do wood). They didn't clean up at all. There is like an inch or 2 of dust on everything. I have a dark granite countertop that you can't even see. They didn't re-attach the interior doors, not one. They destroyed my baseboards, and door frames with the machines they used. They chipped tile at my front door and also broke some exterior lights on my front patio along the walkway (which by the way was also covered in dust - this dust is like a fine white powder with chemicals inside of it from the sanding of the terrazzo). They are also suppose to handgrind the floor by the edges so as not to damage the baseboards (which they still managed to screw up and to do a better job) and it seems as though they didn't becuase they are still stained to shit and is clear that they did not sand them. The bottom of the doorways are covered in this yellowish wax material (the urythane) and when tried to take off the paint comes with it.
If this dude thinks he is getting his remaining $1,095 plus $500 for the holes this guy is fuckin crazy. Man I just needed to rant especially after all this caused my wife to freak out and then cry. Bastard
I have been there and done that.. I have horror stories about my floor... I had my entire house gutted when I purchased it.. the guy that did the floor quit after 1 day of work that took 1 month to start..

yh I just don't get it. When I was younger I did flooring for a while and we made it a purpose to leave the home in the same condition that we found it. If we were doing wood and there was dust around from cutting, then we wiped it up. If we screwed up a baseboard then we replaced it. If we took a door off, guess what we actually replaced it when we finished. I was in shock when I walked into the house.
This seems to be typical from a lot of south florida contractors. I have dealt with them since 2000 down here and there aren't many real contractors down here. I have been in the building products industry for 17 years and this is by the worst I have ever seen from contractors.

Plus I need to clean the entire house, mop the floor, clean the screens in the windows, put the doors back on (did that last night along with some cleaning but the dust was nearly impossible to get off) and replace a bathroom door that got some damage. So he already got paid $2k and his work wasn't even worth that but he can keep that but he aint getting the rest. The worst he can do is try to put a lien on the house but then I'll just have to go after him for the shitty job he did.

Make sure to take pictures of all the damage he did. And date them all so you have it ready just in case.
That sounds like a nightmare. But as Cris stated, its the same all over here. No one cleans up their mess after being done. They figure they arent the cleaning service, and must forget they made the mess. Using the name "contractor" down here is a joke, hell even "carpenter" is a joke. Not many care about what they do or the quality or work they do.
I've had customers come in and complain about their contractors, just happy we never suggested them.

yh we made sure we took a bunch of pictures just in case...everything from the chipped tile, broken outdoor lights, failure to clean and even the stack of interior doors sitting outside on the porch
Take your pictures and take the asshole contractor to small claims court to get your money back. You dont need a lawyer for small claims, you can do it all yourself. I would do it if he ripped me off.
It really is hard to find good contractors out there. Every contractor I've ever engaged I've had give me a detailed scope of work and warranty so there is never any question as to who is responsible for what. Also I've made them give me a waiver of lien rights from any subcontractor they used on the job. Most reputable contractors in solid shape will not ask for upfront payment or in anything just for materials.

yh this guy I thought was legit as he was referred from people who said he did a good job. Maybe that was becuase the owner did their floor himself and things were slow or something. I should have realized something like this was gonna happen when he kept saying your getting a $5k floor for $3k repeatedly (then why quote me $3k, I didn't quote myself that) and when he said that he had trouble collecting some payment from some jobs (though he blamed it on the economy). Maybe I'll post up some pics and see what you guys think.

Listen to what the guys said above... document everything wrong. If you don't throw the first stone the fucker will dodge you and then throw a workman's lien on your home. I've seen it done a number of times in Central and South Florida - they are some shady bastards down there. They spend more time researching shortcuts and ways to screw their customers than they do improving their trade skills.
Seriously, start buying a lot of "For Dumbies" books and learn something new. It won't be cheaper the first couple times due to learning curve, but the savings in the long run and the satisfaction of the work done each time will be worth it. Just too bad you'll be using some of your vacation each year for home improvement projects.

Yh I'm just lucky that my wife is an interior designer and also knows a lot. We for the most part plan on doing things ourselves. We had initially intended to do wood floors which I actually use to do as a summer job. Unfortunately at the last minute we decided to redo the terrazzo and it wasn't something I was comfortable tackling especially seeing we have dogs and needed to move in pretty fast so I wasn't gonna have the time to really learn how to do it before having to move in. I heard it's normally bad to be living in a place when the terrazzo is being restored becuase of all the dust etc

I've heard of alot of shitty contractors here in Fl and I'm sorry to hear you got a shitty deal. Best bet is to listen to the advice dude and throw the first blow. Get his ass in small claims court and let the evidence speak for itself.

How can you explain doing a job like that and not covering a damn thing. Even crappy ass painters by cheap rolls of plastic to cover everything up. Bet that stove will smell nice the first time it is turned on.

yh we have been waiting to turn it on. My wife spent a couple hours last night trying to clean the kitchen the best she could. The dust though is just ingrained in everything right now. You should see my window screens lol. SHouldn't laugh as it really sucks. I think this weekend the wife and I are going to strip off all the moldings and baseboards and replace them. They are caked in this yellowish slime which I assume is the urethane so I think it will just be easier to replace them rather than just trying to clean them and repaint especially seeing that some have seemed to take some water damage and I want to see if any water made it through to the drywall etc anyway. Plus my wife is using this as an excuse to get a molding that she likes better. We can afford it now that we aren't going to pay him the rest of what he was due. Right now I am also a little concerned if he damaged our AC unit as a result of not properly sealing off the unit and dust getting into it. It just doesn't seem to cooling like it should.

Probably need a good coil cleaning now.

yh buddy at work just suggested I do that as well. Said that would explain why the A/C is not cooling the way it should be.

well its a plus, that clam casing and baseboard look bad anyways. Time for a good upgrade
